Why people call us

A house asks you for something almost every month.

A water softener that stopped regenerating. A sprinkler zone that won't come on. A garage door that catches. None of them are hard. All of them mean finding somebody, deciding whether to believe the price, and being home for a four‑hour window.

Finding someone takes longer than the job

You text a neighbor, search, read reviews you don't trust, and call three people who don't call back. That's an hour before anybody has looked at anything.

You have no way to compare

The price you're quoted is the only price you're given. Nobody in that conversation has any reason to tell you it's high — and getting a second bid costs you another afternoon.

Every system written down — the age of the water heater, the model of the furnace, the size of the filter, which breaker is which, and where the shutoffs are. Photographed and kept on file, so nobody is ever hunting for a serial number in a panic.

One number, any problem. We find licensed people, get three real prices, and check every one against the state before you ever hear a name. You pick the one that’s fair. We book it.

We tell you what's coming

A short written update each month — what got done, and what's worth planning for. Replacing a water heater in February with three quotes is a very different number than replacing it in July at emergency rates.

“Softener resin replaced on the 14th. You chose Miller at $310; the other two quoted $455 and $640, and all three are saved in your file. Photo attached. Coming up: your water heater is a 2014, so it’s at eleven years — say the word and I’ll get you three quotes on a weekday this spring instead of on a Saturday when it fails. Your furnace rebate was filed, $150. Nothing needed from you right now.”

  • We make the call — not a name texted to you. We contact them, schedule it, and confirm.
  • Everyone is checked — license verified with the state where the trade requires one, insurance certificate on file, references called, and tested on a real job before we send them to you.
  • Three quotes, side by side — price, date and warranty, exactly as each company gave them to us. Three independent prices tell you more than anyone's opinion could.
  • Three bids on the big ones — roof, furnace, re‑pipe, anything major. That's where the money gets taken.
  • We follow up — we check in after every job and ask you whether anything isn't right. If it isn't, we get them back out.
  • We remember — so you never repeat the story to a new person.

Just want a good number to call? Essentials is $49/month — one number for anything about the house, our licence-checked and insured provider list, and we make the calls and book it. No monthly visit and no written update. Most people move up within a few months, so we’d rather start you where you’ll stay.
A visit from us is not a sales call. Every other company that walks your house on a schedule — the warranty company, the home‑service plan, the subscription handyman — makes money on what they find. We don’t. Everything we find is more work for us and money for somebody who isn’t us. That is the only reason our list of what’s wrong with your house is worth reading.
Your membership is the only thing you ever pay us. Contractors bill you directly at their own rates. We take no cut of any repair, we mark nothing up, and no contractor pays us a dime — which is exactly why you can trust what we tell you about the price.

We never touch your money

Contractors bill you directly. We don't hold funds, we don't pay bills for you, and we never put a repair on a card we keep.

No contractor ever pays us

No referral fees, no percentage, no markup, disclosed or otherwise. It's the only reason our opinion on a price is worth anything.

Nobody works without insurance on file

Certificate of insurance before the first job, and we track the expiration. If it lapses, they come off the list.

You set the spending limit

Tell us the number you're comfortable with. Under it, we just handle it. Over it, we come back to you with the bids — and we never take silence as a yes.

We don’t fix anything

We don’t hold a tool and we don’t employ anyone who does. When we walk your house we’re looking, not selling — ask any other company that does this whether the person walking the house profits from what they find.

Everything is documented

Every job, every quote, every photo, kept with your house. Including the bids you turned down.

We never accept gifts

Not lunch, not tickets, not a case of anything at Christmas. From any contractor. Ever.

The things people ask first.

“I already have a guy.”

Good — keep him. Tell us who he is and he goes on your list as your preferred contractor; we'll call him first. What he can't do is cover the trades he doesn't do, or get you a second and third price to put next to his.

“How is this different from a maintenance plan?”

A maintenance plan sends someone to change your filters. That’s useful, and if that’s what you want there are good ones — we’ll happily give you a name. But read the fine print on any of them: when it’s the roof, the panel, the water line or the furnace, they tell you to go find a contractor. That’s the moment this actually costs money, and that’s the moment we’re for. They also get paid by the hour to fix what they find. We don’t, ever.

“Isn't this just a handyman?”

A handyman does the work. We don't do any of it — which is the point. Nobody who profits from the repair is the one telling you the repair is needed.

“What if I barely use it?”

Then you're paying for the month you do. Most houses need something every four to six weeks, and the monthly update happens whether anything breaks or not.

“Do you do the repairs yourselves?”

No, and we're not a licensed contractor. Licensed, insured, independent contractors do the work and bill you directly.

“Can I cancel?”

Any time, no term, no penalty. If you're not using it, we'd rather you stopped paying for it.

One thing worth knowing up front: we archive your Home Profile when you leave. Come back within 60 days and it's waiting for you. After that there's a $149 setup to rebuild it, because the house has to be walked and re-verified. There is no fee to join in the first place — that one only ever applies to coming back.

“Can I set this up for my parents?”

Yes, and a lot of people do. You pay, we call them, and the monthly update comes to you.

Free — no visit, no obligation

Bought your house in the last year or two? Send us the inspection report.

You got a forty-page report at closing, read the summary, and put it in a drawer. It has been quietly bothering you ever since. Send it to us and we’ll read the whole thing and send back one page.

  • Fix now — the two or three things that get worse and more expensive if they wait.
  • Put it on the calendar — what’s fine today but has a clock on it, and roughly when.
  • Don’t spend money on this — the items on your report that genuinely don’t matter.
  • What somebody will try to sell you — the things contractors upsell off a report like yours.

It’s free because it costs us twenty minutes and because it’s the only honest way to show you what we actually do. We don’t do repairs and no contractor pays us, so nothing on that list makes us a dollar — which is exactly why it’s worth reading.

Two business days. We do ten of these a week, so there’s sometimes a short wait. If you’d rather just keep the list and handle it yourself, keep it — it’s yours either way.

This is a prioritisation of your inspector’s findings, not an inspection. We don’t visit the property and we don’t add to or contradict the report. If you want something re‑examined, use a Utah‑licensed home inspector — we’re happy to give you two names.
